This includes office buildings, hospitality, civic-adjacent and institutional facilities, light industrial projects, adaptive reuse, and specialized commercial spaces across Central Texas. We are especially effective on projects that require careful coordination, realistic budgeting, and disciplined decision-making.

Feasibility Studies & Early Decision-Making

Much of our commercial work begins before design. We help owners evaluate whether a project is viable and what tradeoffs are involved before moving forward.

Our feasibility and early planning services may include site analysis, zoning and code review, infrastructure capacity evaluation, test fits, option studies, and cost validation. This work is intended to reduce risks, adhere to proper safety standards, avoid false starts, and give clients a clear understanding of what is realistically achievable before design decisions lock in cost or complexity.

Commercial Building Planning

As a project moves forward, we approach design with a focus on constructability, clarity, and long-term performance. We develop architectural solutions that respond directly to site conditions, operational needs, and regulatory requirements—rather than forcing preconceived concepts onto a project.

Our construction documents are developed to support accurate pricing and efficient construction, helping owners manage scope, budget, and schedule expectations with fewer surprises in the field.

The Interior Design Process

Our interior design work emphasizes function, creativity, durability, and long-term use. We design interiors that support how spaces are actually occupied: considering workflow, maintenance, accessibility, storage, security, and flexibility over time. Rather than chasing trends, we help clients make thoughtful material and layout decisions that align with operational realities, budgets, and long-term ownership goals.

Construction Phase

We remain actively involved during construction to support decision-making and protect our customer’s interests. Our team works closely with builders or contractors to address field conditions, review submittals, and respond to questions as they arise—maintaining continuity between the planning, design, and built work.

This hands-on involvement helps ensure projects are delivered in alignment with the original intent, scope, and expectations established early in the process.

Siboney Cellars Winery & Tasting Room

Austin architects for commercial projects

  • Location: Johnson City, Texas
  • Client: Siboney Cellars
  • Project Type: Winery, Production Facility, and Tasting Room
  • Firm’s Role: Master Planning, Full Architectural Services (Programming, Design, Construction Documents, Bidding, Construction Observation, Warranty Phase)
  • Design Start: October 2019
  • Completion: April 2022
  • Size: 14,760 SF building + 4,400 SF exterior terraces

Overview

Siboney Cellars engaged Reliance Architecture to plan and design a new winery, production facility, and tasting room on a 52-acre terraced limestone site along Highway 290 in the Texas Hill Country. The goal was to create an approachable but refined destination that balanced wine production, visitor experience, and long-term flexibility, while responding thoughtfully to the site’s topography, views, and operational needs.

Planning & Master Plan

The project began with a master planning effort that looked beyond the initial building to consider future growth and site development. Reliance worked closely with the owner to evaluate access, utilities, circulation, and building placement, ultimately using the site’s elevation to frame views of the Hill Country, vineyards, and sunrise and sunset conditions. The master plan established a clear framework for building orientation, outdoor terraces, and visitor movement across the site, allowing the winery to grow over time without losing coherence.

Design & Delivery

Reliance provided full architectural services for the 14,760-square-foot facility, which includes approximately 2,250 square feet of tasting room and lounge space, with the remaining area dedicated to wine production and back-of-house functions. The design integrates production, hospitality, and outdoor gathering spaces into a cohesive whole, using durable materials—concrete, wood, and metal—that reflect both the working nature of the winery and its public-facing role.

An additional 4,400 square feet of exterior terrace space extends the tasting experience outdoors, taking advantage of the site’s elevation and views while supporting events, seasonal use, and informal gatherings. Throughout construction, Reliance remained actively involved, coordinating with consultants and contractors to address site conditions, maintain alignment with the original intent, and support a smooth transition from construction to occupancy

Outcomes

  • A new winery facility supporting end-to-end on-site wine production
  • Approximately 2,250 SF of tasting room and lounge space designed for daily use and events
  • Production and back-of-house spaces tailored to operational efficiency
  • 4,400 SF of exterior terraces oriented to Hill Country views and outdoor experiences
  • A master-planned site framework supporting future expansion and phased development

Why It Matters

Siboney Cellars reflects Reliance Architecture’s approach to commercial work: start with clarity, respect the site, and design spaces that serve real operational and experiential needs. By combining master planning with full architectural services, the project delivers both an immediate destination and a flexible foundation for the winery’s future.

Panther Loop Feasibility Study

Austin commercial architects for feasibility study

Overview

Reliance Architecture was engaged to evaluate the feasibility of developing a 5.09-acre tract located at 1500 Panther Loop in Pflugerville, Texas. The client’s goal was to understand whether the site could reasonably support a multi-family or mixed-use development—and under what conditions—before proceeding with land acquisition or design.

The site is located within the City of Pflugerville’s Extraterritorial Jurisdiction (ETJ), near the SH 130 and SH 45 corridors, an area experiencing rapid growth but also significant infrastructure and regulatory complexity.

Scope of Feasibility Analysis

Reliance led a comprehensive feasibility assessment in coordination with civil engineering, focusing on the practical realities that would shape development outcomes. The study evaluated:

Conceptual development scenarios were prepared to test density, building massing, parking strategies, and code compliance across multiple options.

Key Findings

The feasibility study confirmed that while the site is technically buildable, development viability is heavily influenced by off-site infrastructure costs and jurisdictional constraints. In particular, the lack of existing wastewater service and limitations on voluntary annexation introduced significant cost and entitlement risk. The analysis identified that achieving desired density would likely require substantial utility extensions and coordination beyond the site itself.

Reliance worked closely with the client to clearly outline these risks, identify realistic development paths, and distinguish between what was theoretically allowed versus what was practically achievable in the near term.

Outcome

Rather than advancing prematurely into design, the feasibility study provided the client with a clear, defensible understanding of development constraints, costs, and risks. This allowed our client to make an informed decision about whether and when to proceed, and under what conditions the project could become viable.

Why It Matters

This project reflects Reliance Architecture’s approach to commercial feasibility work: ask the hard questions early, test assumptions against real regulations and infrastructure, and give clients clear information before major financial commitments are made. By focusing on feasibility instead of momentum, the study helped the client avoid unnecessary risk and reposition future decision-making on solid ground.

Salons at Arbor Walk Finish-Out

Overview

Reliance Architecture was engaged to provide architectural services for a 5,000-square-foot salon suite finish-out at Arbor Walk in Austin. The project originated through a contractor relationship built on years of successful collaboration, with the contractor requesting architectural support to adapt an existing salon prototype for a new location.

Scope & Approach

The owner provided a sketch based on a previously built salon location, which served as a starting point rather than a direct copy. Reliance worked with the owner to adapt the layout to the specific constraints of the Arbor Walk space and to incorporate design adjustments requested for this location.

Our scope focused on translating the concept into a fully compliant, buildable set of construction documents. This included coordinating code analysis, accessibility compliance, life safety requirements, and building systems in collaboration with the project’s MEP engineer.

Permitting & Coordination

Reliance managed the architectural documentation and permitting process, coordinating with the City of Austin to address review comments and approvals efficiently. The project was permitted by the end of April 2021, approximately four months after design began, allowing the owner and contractor to proceed with construction when ready.

Outcome

Why It Matters

Salons at Arbor Walk reflect a different but equally important side of Reliance Architecture’s commercial work. Not every project requires master planning or long-term feasibility studies—some require speed, clarity, and reliable execution. This project demonstrates our ability to step in, work efficiently with trusted contractors and owners, and deliver clean, compliant documentation that keeps projects moving forward.
